We recommend scheduling a Home Inspection as soon as you have a property under contract. This allows us to identify any potential issues early on and can help you make an informed decision about the purchase of the property.
If the Home Inspection reveals issues with the property, you can use this information to negotiate with the seller for either repairs or a price reduction. In some cases, you may choose to walk away from the purchase entirely.

You're not required to be present for the inspection, but I always encourage it if you're able to attend. Being there gives you a great opportunity to see the home up close, ask questions, and better understand any findings as we go along.
If you can't make it, that's perfectly fine too. Your inspection report will include clear explanations and detailed photos, so you'll still have a complete picture of the property's condition. My goal is to make sure you feel confident and informed—whether you're there in person or reviewing the report afterward.
New York State Regulations require that a contract exist between the buyer or seller and the home inspector prior to the home inspection beginning.
Your final home inspection report will be emailed to you within 24-hours of the date of the inspection. While a home inspection takes approximately 2-4 hours, the writing of a properly organized and notated report takes nearly as long. As a result, the final home inspection report will be emailed to you within a day of the inspection.
